CHECK IN PROCEDURES:
CHECK IN TO YOUR RENTAL PROPERTY BEGINS AT 5PM
You will need to come our office to pick up your keys and be directed to your rental property. We are located on Route 66, Slatyfork, WV 26291 directly across the street from The Inn at Snowshoe. We are also a Re/Max real estate office so you will see that sign as well.

When we/you book your vacation, you will be charged 50% of the total cost. Final payment will be charged to the credit card we have on file 21 days prior to your arrival date.
Reservations made within 21 days of arrival will be paid in full at time of booking.
Cancellations and Reservations Changes:
These are guaranteed Reservations that you are responsible for.
In the event that you must cancel your reservation, monies cannot be returned unless the property is re-rented at no loss to the homeowner. If the property is re-rented for the same period at the same price,
a refund will be sent to the leaseholder LESS PROCESSING and RESERVATION FEEs.
If we are not able to re-rent the property, the full payment will be forfeited.
Cancellation or early departure DOES NOT warrant any refund of rent or deposit.
Snowshoe Properties Management, LLC reserves the right to discount the rental rate for the sublease at its own discretion.
Any discounts in the rental rate will reduce your refund.
Security Deposit Waiver: While renting from Snowshoe Properties Management, we provide the following benefit to all our guests. The Peace of Mind Plan: The POM Plan covers theft or damage to the unit as a result of your inadvertent acts or omissions. For a full description of the plan, please refer to the Description of Coverage detailing the terms, conditions and responsibilities of the Tenant and Snowshoe Properties Management, LLC. If you do not receive a Description of Coverage upon the booking of your reservation, contact Snowshoe Properties Management, LLC for a copy. The benefit of the POM Plan does not negate your responsibilities as a Tenant.
You must notify Snowshoe Properties Management of any damage or theft to the unit during your occupancy, or this plan is void and you will be held responsible for any damage to the unit. The units are carefully inspected after each rental by Snowshoe Properties Management. This Plan is provided to all our guests as an additional service from Snowshoe Properties Management, LLC
Keys: Upon arrival, you will receive two sets of keys in a check-in packet. You may also receive a hot tub key, if applicable. If you cannot be present upon check-in, please send authorization (in writing) to our office prior to your arrival.
When you depart, please return all keys to our office. A $5.00 per key fee will be charged to the credit card on file if all keys are not returned.
DUE TO COVID-19 WE ARE FOLLOWING CDC GUIDELINES FOR BOTH HOUSEKEEPING AND UNIT AMENITIES.
Accommodations: All of our homes are individually owned and reflect the taste and style of each owner. Every effort is made to ensure that our descriptions, rates and amenities are accurate. However, we cannot be held responsible for changes made by owners to furnishings, rates and equipment or printing errors. Our homes are well maintained - CLEANED AND DISINFECTED PRIOR TO YOUR OCCUPANCY but understand that these are unique and intricate homes, which just like your own, experience a wide variety of unexpected breakdowns. Family Group & Occupancy All of our vacation homes are privately owned and therefore occupancy is limited to family groups only.
No fraternities, school, civic or other non-family groups are allowed. No one under 24 may obtain a rental agreement on a property or pick up a key for a property.
If a group misrepresents themselves they will be evicted immediately without refund. The maximum number of persons allowed is designated on your rental agreement and in the vacation brochure. Occupancy count does include children. Any party exceeding this number will be evicted immediately without a refund.
Pets: There are some units designated as pet friendly. You can find these units listed on our web site. Pets are limited to two, medium sized, house broken dogs. All other animals are not allowed. YOU ARE EXPECTED TO POLICE YOUR PET, CLEAN UP AFTER IT/THEM AND REMOVE PET WASTE FROM THE HOME PRIOR TO DEPARTURE.<B> A $250.00 PET DEPOSIT IS REQUIRED and destroyed after departure, if no damage is found to the unit. Pets found in non-pet properties are forbidden and will result in immediate eviction without refund and incur a $250.00 charge to the credit card on file. Pet damages are not covered by the Peace of Mind Insurance and your credit card will be billed if there is damage to the unit in excess of the $250.00 PET DEPOSIT.
What Is Provided: SHEETS AND TOWELS are provided as a courtesy to all of our guests. This includes one towel and washcloth per person.
SINCE WE ARE NO LONGER PROVIDING BLANKETS OR COMFORTERS WE SUGGEST YOU BRING WHAT YOU MAY NEED
FOR YOUR COMFORT DURING YOUR STAY.
A kitchen towel is also provided. Please make sure that all SHEETS AND TOWELS stay when you leave, damage to towels or sheets will result in an additional fee.
Starter supplies that we provide:
♦ 1 ROLL OF TOILET PAPER IN EACH BATHROOM
♦ trash bags
♦ dishwashing soap
♦ dish detergent
are provided at no additional cost. If you should need additional supplies during your stay, you would need to purchase those.
All homes feature standard items that include the following: coffee maker, NO FILTERS, toaster, pots and pans, dishes, utensils and glassware. All units are equipped with a land line telephone that allows the caller to make calls. ALL of our properties now provide unlimited long distance as well as high speed internet. If the services are interrupted we will make every effort to correct the problem but cannot guarantee replacement or repair. Hot tubs, porch furniture, grills, air conditioning and recreational games or equipment are courtesies provided by the individual homeowner and are not guaranteed. Refunds will not be given if there is a breakdown.
Winter Reservations: We have a large amount of snowfall from November through March. You MUST be prepared with four-wheel drive, snow tires and in extreme weather, chains. If you have reserved a HOME you MUST have four-wheel drive and chains. Firewood/propane is provided for our winter guests.
Please make sure fires are extinguished before departing, but please leave hot ashes in the fireplace. Read and carefully follow the directions for the gas fireplaces.
Under NO circumstances should the logs in gas fireplaces be removed and/or rearranged or foreign objects placed within the fireplace. Please make sure the flue is open before using log fireplace. Any damages will be your responsibility. Unfortunately, there are circumstances that arise in which we have little or no control and there are rare occasions in which we may be unable to allow occupancy in your reserved unit. Circumstances beyond our control may include fire, eminent domain, construction, sale of property, lack of water/sewage or acts of nature. Leaseholder acknowledges that in no event shall Snowshoe Properties Management, LLC or homeowner be held liable for any consequential or secondary damages, including but not limited to expenses incurred as a result of travel costs.
Leaseholder agrees to release, to indemnify and to hold harmless, the Homeowner and his Agent from and against all liability for injury to the person of the Tenant or to any member of his/her household resulting from any cause whatsoever, except personal injury caused by the neglect or intentional acts of the Owner or his Agent. No refunds will be made due to unfavorable weather or disruption of utility services (including cable and/or satellite TV).<B> Leaseholder agrees to be responsible for any repairs due to his/her negligence. This agreement shall be binding at the time of reservation when Tenant, as a guarantee, gives Agent credit card number.
****GUEST INFORMED CONSENT REGARDING COVID-19:
As with the transmission of any communicable disease like a cold or the flu, you may be exposed to to COVID-19, also known as “CORONOVIRUS”, at any time or in any place. Be assured that we have followed state and federal regulations and recommended universal personal protection and disinfection protocols to limit transmission of all diseases in our office and properties—we cannot, however, guarantee social distancing during your stay.
Despite our careful attention to disinfection and use of personal barriers, there is still a chance that you could be exposed to an illness while staying with us. Although we have taken precautions to provide social distancing within our office, it may not always be possible.
Although exposure is unlikely, tenant agrees to hold SNOWSHOE PROPERTIES MANAGEMENT; OWNER OF PREMISES; RE/MAX OLD SPRUCE harmless as stated above.
Tenant acknowledges that they might not have possession of the premises until full rental amounts set forth herein have been paid. The terms and conditions as set forth above are incorporated by reference as if fully set out. IN WITNESS WHEREOF, this agreement is executed in two counterparts, one being retained by each party
